Grant General Contractors Company History
Originating in Los Angeles in 1959, Grant General Contractors, Inc. initially began constructing and developing quality custom homes and residential subdivisions. For the past 35 years, the firm has been primarily engaged in the construction and development of commercial, medical and industrial facilities. In 1982, the company built its corporate headquarters and moved to Carlsbad, California in North San Diego County. Not only has Grant conducted business in California, but in Nevada, New Mexico, Oregon and Colorado as well. As a result of its performance and expertise in the fields of commercial, office and industrial projects, the company has become well known as a "Developer's Contractor". Grant provides indepth management services including Market Study and Economic Analysis, Site Evaluation and Acquisition, Design and Cost Control (Value Engineering), Agency Coordination and TurnKey Construction. Grant has developed and constructed Business Parks, Shopping Centers, Industrial Parks, Refrigerated Distribution Facilities, Medical Facilities, Bank and Office Building projects (including highrise), Theaters, Automotive Agencies, and other types of commercial buildings. Grant is a California licensed General Building Contractor, a California licensed Real Estate Broker and is also a licensed General Building Contractor in Colorado. In almost 50 years of operation, Grant General Contractors, Inc. has grown steadily by adhering to its tradition of providing clients a high standard of professional service and superior finished building projects. This has earned the company the reputation of "The Quality and Performance Contractor".

James E. Grant, President
James E. Grant is the President of J.E. Grant General Contractors, Inc. and has led the construction efforts over the past ten years. Mr. Grant graduated in 1980 from California Polytechnic State University, San Luis Obispo, with a Bachelor of Science Degree in Construction Engineering. Since 1981, he has been extensively involved in the company’s construction operations and corporate management including business development, administrative and financial matters. Mr. Grant directs the overall management of the construction and development in the joint venture and related entities with all departments reporting to him. Under his direction, the company expanded its operations into Nevada, Arizona, New Mexico, Oregon, Colorado and continues to exceed previous construction volume records. As a California licensed General Building Contractor, Mr. Grant represents the firm in its membership in the Associated General Contractors Association along with other trade groups, and civic and charitable organizations.

Scott R. Nelson, Assistant Secretary
Mr. Nelson graduated magna cum laude from the University of Minnesota in 1983 with a Bachelor of Accounting degree. He was employed by Deloitte Haskins & Sells, a national certified public accounting firm for 5 ˝ years and left as an audit manager specializing in real estate construction. He joined Grant General Contractors, Inc. in 1988 and is directly involved in all aspects of the company’s financial, legal and tax matters. He is a Certified Public Accountant and a member and past president of the Construction Financial Management Association. He is also a licensed California Real Estate Broker and is broker of record for Grant General Contractors, Inc.’s corporate real estate license.

Jim C. Peevey, Jr., Vice President, Operations
Mr. Peevey graduated in 1973 from Louisiana State University with a Bachelor of Science Degree in Construction Technology. Immediately after graduation he was employed by a general contracting firm in Baton Rouge, Louisiana and rapidly moved into estimating and project management, and was promoted to chief estimator. In 1977 he was named Vice President, Estimating, and held this position until joining Grant General Contractors, Inc. as Chief Estimator in 1986. Mr. Peevey was promoted to Vice President of Operations for the firm in 1994. He is directly responsible for overseeing the marketing and estimating departments, project managers, and field construction operations. Mr. Peevey is a member of the American Society of Professional Estimators, The Associated General Contractors of America, International Council of Shopping Centers and Past President of LSU Construction Alumni Association. Mr. Peevey also serves as Chairman of the Deacon Board at Coastline Community Church located in Carlsbad, CA.

Gary A. Woods, Chief Estimator
Mr. Woods has nearly 30 years of experience in the construction industry. His construction career began with C.E. Wylie Construction Company as a field quality control inspector, advancing to estimator and ultimately chief estimator, a position which he held for 14 years. Mr. Woods joined Grant General Contractors, J.V. in 1999 as a senior estimator and advanced to chief estimator responsible for all estimating functions including project assessment, subcontractor bidding, conceptual budgeting and purchase order/subcontract origination. He has extensive experience in institutional/governmental construction as well as design-build and construction management projects.

Bruce Seiler, Senior Project Manager
Mr. Seiler is an experienced Senior Project Manager with an extensive knowledge of construction techniques and coordination. He joined Grant General Contractors in 1986 as a Project Superintendent and has performed exceptionally well in the construction of projects in which he has been involved. Mr. Seiler is responsible for meeting with clients, contract awards and administration, oversight of subcontractors, creating and maintaining construction budgets and schedules, direction of Field Superintendents, project documentation and timely project completion’s. Mr. Seiler attended Palomar College and received a certificate of completion/California Carpentry Apprenticeship. He also completed Certificate in Construction Safety Management at UCSD Extension in 6/95. Mr. Seiler is a certified concrete floor slab-testing technician. His computer skills include knowledge of Microsoft Excel, Word, Project, and Primavera products including SureTrak and serves as the company expert for Primavera’s project management software Expedition.

John W. Sandahl, Senior Project Manager
Mr. Sandahl joined Grant General Contractors, in 1987, initially as a site superintendent. Proving himself as an experienced and highly capable construction professional, he moved into project management and has managed many of the company's major construction projects. His thoroughness, attention to detail, and strong capability for coordination of all phases of the construction process has led to the completion of numerous successful construction projects. In each instance, Mr. Sandahl has kept the projects on schedule and delivered to the owner a final product of high quality and within budget. Prior to joining Grant, Mr. Sandahl had a successful construction business in Cheyenne, Wyoming. He was also field supervisor and project manager for a construction company in Boulder, Colorado, where he was involved in constructing an office building and work on the Veterans Hospital in Cheyenne, Wyoming. In addition, he was formerly a project manager for a building contracting firm in New York City, N.Y. In 1976 Mr. Sandahl was awarded a Master of Science degree in Civil Engineering-Construction Management from the University of Colorado at Boulder, and has published articles in the Journal of the Construction Division of the American Society of Civil Engineering.

Oakley J. Parker "Jobe", Project Manager
Mr. Parker joined Grant General Contractors, Inc. in 1990 upon graduation from Fresno State with a degree in Construction Management. Since joining our company, Mr. Parker has worked as an assistant superintendent, in our estimating department, and currently as a project manager. He has shown himself to be very energetic and a valuable asset in each area of assignment. He has great skills in organization, communication with Owners, architects, and subcontractors, and has developed substantial computer skills.

Peter Burrows, Senior Project Manager
Mr. Burrows began and pursued his professional career as an Architectural Draftsman after completing military service with the U.S. Navy Seabees. Leaving Architecture, he became a Construction Superintendent for a real estate development company, and subsequently, a Superintendent in competitive commercial General Contracting. He is a licensed California General Contractor, and previously operated a small commercial Construction Management consulting venture. Many projects were successfully completed in directing the “in-house” construction operations for various development companies upon advancing into Project Management, and then as Operations Manager for a development firm specializing in self-storage warehousing. As Senior Project Manager, he directed the design, entitlement, and construction of various commercial projects both “in-house” and contracted during his most recent commercial development involvement. Mr. Burrows has completed commercial projects encompassing a wide range of end uses, including Retail, high and low rise Office, Industrial, Warehousing, Distribution, Banking, Medical, Institutional, and Hospitality. He is also experienced in Residential construction, although not as a primary focus. Work involved new Offsite, Onsite, Core and Shell, Additions, Alterations, and Tenant Improvements, to comprise over 70 commercial projects in excess of two million square feet, valued at over $180 million. He is fluent in Planning and Design, Entitlement and Regulatory approval, Architecture and Engineering, Contract Administration, and has a working knowledge of the various building trades. He is skilled in Microsoft Excel, Project, Word, Outlook, and Primavera Expedition, using them as effective tools to maintain administrative control of estimates, schedules, costs and project team communication. He is proficient in Site, Building, and Space Planning using AutoCad. Mr. Burrows was selected by the City Council for the original City of Lake Forest Planning Commission upon City incorporation in 1992. He served as a Commissioner for ten years, including two as Vice Chairman, and five years leading the Commission as Chairman. Mr. Burrows joined Grant General Contractors in April of 2002 as Senior Project Manager, where he takes full responsibility for the direction and control of the projects that are assigned him. Some of the major projects that have been completed under his involvement are four major retail shopping centers, several free standing retail buildings, a two-story preschool, and a prevailing wage water district administrative office building.

Tim Heinichen, Senior Project Manager
Mr. Heinichen is an experienced Senior Project Manager with an extensive knowledge of construction techniques and coordination. He joined Grant General Contractors in 2007. Mr. Heinichen is responsible for meeting with clients, contract awards and administration, oversight of subcontractors, creating and maintaining construction budgets and schedules, direction of Field Superintendents, project documentation and timely project completion’s. Mr. Heinichen attended Boulder Technical Education Center and received a certificate of completion for training in Construction Practices. He has over 30 years experience in the construction industry. His computer skills include knowledge of Microsoft Excel, Word, Project and Primavera products including SureTrak and Expedition.

Allen Tutt, Senior Project Manager
Mr. Tutt joined Grant General Contractors as a Senior Project Manager in the summer of 2007. Mr. Tutt has 20 plus years in construction including 15 years involved in construction management. Mr. Tutt's Project Management experience includes: Landfills, Co-Generation Facilities, Retail/Grocery Stores, Shopping Centers and Schools throughout California. Mr. Tutt also served as Construction Manager for Costco Facilities in the U.S. and Canada. Mr. Tutt's responsibilities include meeting with clients, contractor administration, creating and maintaining construction budgets and schedules, project documentation and timely project completions. Mr. Tutt is involved in Grant General Contractor's Development Projects.

Grant General Contractors Preconstruction
Plans and Specifications for Bidding Grant General Contractors can provide plans and specifications to certain trades for the preparation of their bids. Bid Requests are sent to subcontractors approximately three weeks prior to the bid. Firms are encouraged to respond quickly regarding the desire for plans/specs. Those trades not selected for plan/spec distribution are referred to the Independent Plan Rooms listed on the Bid Request and to the GRANT Plan Room. Plan Room Grant General Contractors maintains a Plan Room containing copies of plans, specifications and any addenda for all projects on the current Bid Schedule. The Plan Room contains a current Bid Schedule and is located near the Front Lobby for easy access. Hours are Monday through Friday - 8:00 AM to 5:00 PM. Grant General Contractors encourages new subcontractor or supplier firms to prequalify for bidding by completing and submitting a Subcontractor Questionnaire. The questionnaire is available by request or on our main website and addresses many aspects of a firm's experience, capabilities and financial strength. Upon submitting a completed questionnaire, firms are added to our Bid Invitation system and Subcontractor Database, thereby making them available to receive Bid Requests on future projects. Bid Results Grant General Contractors provides bid results to all participating bidders after the project has been awarded. Bid results must be requested in writing (Fax) indicating the project, bid date and trade for which results are desired.
